The Overnight Supervisor supervises Facilities Management Building Services staff, including custodians, utility workers, pool maintenance staff and service contractors, in the nightly cleaning of campus facilities. Consults with the Building Services Manager and Assistant Director when clarification, interpretation, or other assistance is needed to support and execute departmental and College procedures, policies, goals, and objectives.

WHAT YOU WILL DO

  • Supervises overnight custodial and utility staff to execute daily schedules and tasks. Assists with monitoring of contracted work. Assists with various personnel actions as appropriate for the Building Services unit including annual performance evaluations, corrective discipline cases, personnel actions, skills development, counseling, and training.
  • Supports development and implementation of staffing plans to meet annual campus milestones, including school opening, winter break, spring break, commencement, and summer programs turn over.
  • Monitors work orders in the Colleges CMMS System, TMA, and maintains daily communications with service response desk for prioritization of workload.
  • Ensures that the Building Services staff are entering necessary information into the Work Order System (TMA) and takes corrective action when needed. Understands and utilizes Workday procedures, and supply ordering system as well as supply accountability.
  • Reviews employee work schedules and work assignments and recommends changes to improve productivity and quality of work performed by the Building Services unit.
  • Provides daily written reports and verbal feedback to the manager.
  • Establishes good rapport with campus community including key event coordinators.
  • Provides additional support to the on-call manager during overnight shift while on campus, responding to emergencies and taking the appropriate corrective action in accordance with on-call policy guidelines.
  • Assumes additional responsibilities as required.

WHAT EDUCATION AND SKILLS YOU WILL NEED

Must have a minimum of 4 years of experience as a foreman or supervisor. Must have 5 to 7 years of progressive responsibilities in a building services role.

Must be able to function well in a team/community environment; frequently interacts with students, faculty, staff within and outside of Facilities and administrators.

Must have an understanding of Workday and Workday procedures.

Ability to read, write and understand professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions.

Ability to read and interpret documents such as safety rules, material safety data sheets (MSDS), mechanical drawings, operating, maintenance, repair, installation, and procedure instructions or manuals.

Ability to write routine instructions, reports, logs and descriptions of building system problems and needs.

Ability to speak effectively to describe and explain specific problems and operating requirements of mechanical and plumbing systems to students, faculty, staff, and contractors.

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.

Ability to deal with problems involving several concrete variables in standardized situations.

Demonstrated experience in the technical aspects of custodial best practices, including efficient use of chemicals, green cleaning, tools, equipment and personnel. Ability to utilize Facilities Department technology systems, including proficiency in MS word and excel.

QUALIFICATIONS ACQUIRED ON THE JOB

Use of the Facilities Services work order system (TMA) and Workday Human Resources system, job cost, and other computer software.

Knowledge of Facilities Management and college-wide policies, procedures, standards, and guidelines governing the day-to-day operations.

Management pool operations. Overnight Supervisor will be strongly encourage to obtain a pool operation certificate. (“NSPF” Certification Course. (National Swimming Pool Foundation) provide by “NAC” (Nationwide Aquatic Consulting, Inc.) within 6 months of employment.

HOW AND WHERE YOU WILL WORK

Must have had a valid unrestricted U.S. Driver’s License for one year, and maintain throughout employment an insurable (as determined by the College’s insurer’s criteria) or a satisfactory driving record; must successfully complete and pass the College’s vehicle training program within the first 60 days of employment; annual or more frequent review of employee’s driving record based on the College insurer’s criteria; and safety training as required by management.

Ability to regularly work nights and sometimes work weekends and during weather and campus emergencies, which impact project operations and/or facilities.

Physical Environment:

  • Regularly exposed to wet and/or humid conditions.
  • Frequently exposed to moving mechanical parts, hazardous chemicals; outside weather conditions and extreme heat.
  • Occasionally exposed to fumes or airborne particles.
  • Usually moderate noise level.
  • Regularly required to work extended hours and participate in an after-hour’s emergency call-back program.
  • Flexible schedule is a must. May be required to work different shifts.

Physical Demands:

  • Operates a motor vehicle on a daily basis.
  • Regularly required to use hands to finger, handle, feel, stoop, kneel, crouch, or crawl.
  • Frequently required to stand, walk, reach with hands and arms, talk or hear, and smell.
  • Occasionally required to sit.
  • Regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
  • Regularly climb and/or balance up to 10 feet and frequently climb and or balance up to 25 feet.
  • Regular use of close vision, color vision, depth perception, and ability to adjust focus

ADDITIONAL SKILLS YOU MAY HAVE

  • Fluency in English required. Fluency in Spanish preferred.
