Position Overview
The Senior Analyst or Associate works within the Student Housing Acquisitions team responsible for the origination of existing purpose-built student housing apartment investment opportunities across the country. Primary responsibilities include financial modeling, preparation of investment memoranda, transaction management, communication with investors, and negotiation of legal documents.
Key Responsibilities
- Source and screen prospective asset and portfolio acquisition opportunities based on the company's investment criteria at the direction of senior leadership
- Develop underwriting models and perform detailed financial analysis of acquisition targets, including analysis of historical financial statements and preparation of cash flow projections
- Manage the due diligence and closing processes between internal and external parties for new acquisitions including collaboration with operations, asset management, and finance teams to ensure seamless execution
- Prepare comprehensive investment memoranda recommending actions to the firm's investment committee
- Draft Letters of Intent and assist review and negotiation of Purchase and Sale Agreements
- Participate in various forms of investor correspondence and capital raising
- Occasional travel will be necessary as needed (est. up to 25%)
Ideally, you'll have
- 3 to 4+ years of relevant experience in a real estate investing, lending, or brokerage role preferred
- High degree of proficiency in real estate financial modeling and strong written and verbal communication skills (Excel and Microsoft Office Suite experience required)
- Exposure to key acquisition-related legal documents (letter of intent, purchase agreement, etc.)
- Ability to work independently and react quickly in a demanding fast-paced environment
- Ability to manage multiple projects at one time, balance priorities and deadlines
You'll crush it if you have experience with
- Proven ability to screen student housing acquisition opportunities, with a track record of identifying high-potential assets and portfolios.
- Expertise in developing detailed, dynamic underwriting models and performing in-depth financial analysis, including cash flow projections and historical financials review.
- Strong experience managing the entire acquisition process, from due diligence through closing, with seamless coordination across internal teams and external partners.
- Demonstrated success in preparing persuasive investment memoranda and presenting recommendations to senior leadership or investment committees.
- Experience drafting and negotiating key legal documents, such as Letters of Intent and Purchase and Sale Agreements, with an understanding of acquisition-related legal nuances.
- Confidence in communicating with equity and debt partners and participating in capital-raising efforts, showcasing your ability to build relationships and inspire confidence in investment strategies.
- Ability to thrive in a fast-paced environment, managing multiple high-stakes projects while maintaining meticulous attention to detail and meeting tight deadlines.
- Willingness to travel up to 25% for deal sourcing, investor meetings, and acquisition site visits.
