The Leasing Manager is responsible for negotiating long-term leases (over one year) for retail stores at their assigned shopping centers. They maintain communication with national, regional, and local retailers, providing information about and promoting the properties. Leasing Managers stay attuned to retailers' needs regarding space size, storefront width, and location to present suitable opportunities. They also monitor market conditions and merchandise mix to determine the best types of stores for the property.
What you will be doing:
- Negotiate Letters of Intent and obtain necessary approvals and documentation for lease requests.
- Monitor lease expirations, sales termination rights, and lease options for their centers/accounts.
- Collaborate with senior management to provide annual budgetary information.
- Merchandise their assigned shopping centers.
- Analyze tenant sales reports.
- Handle cold calls from prospective long-term tenants.
- Network and build relationships with local brokers.
- Prospect and canvass for new retailers and operators for assigned centers.
- Conduct market and property tours.
- Attend leasing and mall management meetings.
- Communicate with the leasing team about the status of their centers.
- Discuss the portfolio and maintain market awareness.
- Use O2C to prepare Letters of Intent, input budgetary information, and submit deals for lease.
- Understand Tenant Coordination’s role in getting tenants in and open.
- Interact with the legal department to understand Letters of Intent and lease forms.
- Perform other duties as assigned.
What you bring:
- Bachelor's Degree required.
- Minimum of 3-5 years of experience in retail, marketing, and/or shopping centers.
- Comprehensive understanding of marketing and merchandising techniques.
- Familiarity with business and legal terminology.
- Strong interpersonal and sales skills.
- Ability to travel from the Manhattan corporate office to NYC properties (Queens, Kings, Green Acres).
- Hybrid Schedule: 3 days in office and 2 days remote

Compensation may vary based on experience. The range for this role is $120,000 - $150,000 plus a 50% Target Bonus Potential.
