This position specializes in HVAC/R maintenance and/or repair. Additional responsibilities include maintenance and/or repair of a variety of physical plant and specialized equipment in an assigned group of SEI FZ and Corporate stores within a geographic area. Required to have a minimum of 75% proficiency of all lines of service, currently serviced within the IHM program (ex. GM, Hott Food, Cold Bev, Frozen Bev, Kitchen equip, Fuel, Plumbing, Electrical, HVAC/r, etc).
This position will take on a leadership role over all assigned HRT Maintenance Tech I and Tech II roles. This will include but not limited to technician training and processes, Inventory management, workorder and part management, customer service expectations, Call priority/routing management, and company vehicle management. The Maintenance Tech III role will evaluate training processes quarterly, provide necessary feedback identifying opportunities for continuous improvements, and assist with the creation of future IHM training programs.
KEY DUTIES AND RESPONSIBILITES:

- Diagnoses, repairs and maintains physical structures, equipment and systems associated with the Company, by driving to various locations, using hand tools, power tools, replacement parts and procedures to complete assigned work tasks; utilizes outside contractors to complete repairs as needed.
- Schedules and prioritizes duties and work assignments on a daily basis
- Completes required reports and paperwork daily to account for the time and use of parts and materials
- Observes and inspects equipment to determine if servicing or further action is required
- Knowledge of HVAC installation, troubleshooting, repair, and maintenance
- Expert with use of hand and power tools applicable to job
- Knowledge of refrigerant recovery and safe disposal of refrigerant
- Ability to perform preventative maintenance according to published guidelines
- Ability to read, understand, follow, and enforce safety procedure
- Working knowledge of HVAC/associated system employing computer-based monitoring and control devices
- Knowledge of mechanical or electrical equipment, plumbing, utilities, distribution systems, and controls, including maintenance and troubleshooting
- Expert repair/replacement of building mechanical systems components, including programmable logic controls
- Ability to use computer-based monitoring/control devices in maintaining and troubleshooting HVAC systems
- Strong analytical and problem-solving skills
- Assign work to and oversees the work of direct service providers in the HVAC trade
- Understand and carry out oral and written instructions

- Expert at safely and properly brazing refrigerant lines and components
- Completes other duties, including special projects, as assigned by management
- Available 24 hours per day, 7 days per week on an on-call emergency basis, in addition to a normal work schedule.
