FACILITIES TECHNICIAN (PARKING MAINTENANCE) - 1123
Full Job Description
Job SummaryUnder regular direction and in compliance with standard operating procedures and policies, cleans in and around parking garages, parking lots, and other parking services areas. Performs general maintenance and repairs to include building/repairing gate arms and replacing bulbs in light fixtures as needed. Installs and maintains speed bumps and paints curbs in parking areas. Provides customer service to patrons by courteously answering routine questions and providing directions when approached. Maintains a current knowledge of elevators to include emergency openings and reset procedures.
Essential Functions• Clean Parking Garages and Lots: Clean in and around parking garages, parking lots, offices, and other parking services areas. Pressure wash surfaces, empty garbage cans, sweep stairwells, mop floors, sweep-up trash, and clean-up spills from all areas of parking garages, parking lots, and parking areas. Clean bathrooms, elevators, equipment, signs, height clearance bars, and windows. Remove graffiti, gum, and cobwebs from parking areas. 60%• Perform Maintenance & Repairs: Perform general maintenance and repairs to include building/repairing gate arms and replacing bulbs in light fixtures as needed. Install signage and floor markings as needed. Perform minor plumbing repairs and paint surfaces of parking areas as needed. Install and maintain speed bumps and paint curbs in the parking areas. 20%• Complete General Parking Facilities Tasks: Maintain a current knowledge of elevators, emergency openings and reset procedures. Extract lost keys from elevators and alert fire department of entrapments. Inspect fire extinguishers and elevators on a scheduled basis. Pick up supplies, move equipment, and attend staff meetings as required. Record information into work order software. Provide customer service to patrons by courteously answering routine questions and providing directions when approached. 20%
Perform other duties as assigned.
Job Requirements
• High school diploma or equivalent.
• Over one year of experience in facilities or general maintenance.
Driver's License Requirements
• Valid South Carolina Class D Driver's License.
Performance Requirements
Knowledge of:
• Methods and materials used for the cleaning of facilities.
• Methods and materials used for painting.
• Greenville parking facilities as it pertains to basic operational functions and wayfinding practices.
Ability to:
• Organize tasks so that all are completed in desired time frames.
• Communicate with the public in providing excellence in customer service.
• Communicate with supervisor as it relates to daily job functions and special projects.
• Read, understand, and apply manuals and policies.
• Write simple sentences containing subject, verb, and object, and/or series of numbers, names, and addresses.
• Deal with a system of real numbers; and practical application of fractions, percentages, ratios/proportions and measurement.
• Use pressure washer trailer, saws, wrenches, hammer drill grinder, hand and power tools, broom, mop, mop bucket, hose pipe, cleaning fluids, dust pan, and towels.
• Drive a City vehicle between work site locations.
• Use a computer for the purposes of accessing work email, completing electronic time sheet, and entering information into work management system.
Working ConditionsPrimary Work Location: Shop, Vehicle, and Garages.
Protective Equipment Required: Safety glasses, gloves, hard hat, steel toe boots, and dust masks.
Environmental/Health and Safety Factors: Frequent exposure to unpleasant environmental conditions and/or hazards. Majority of work performed outside or with exposure to risk. Daily exposure to extreme temperature and wetness and/or humidity. Weekly exposure to respiratory hazards. Monthly exposure to noise and vibration and physical hazards. Frequent exposure to chemical hazards (e.g., cleaningsupplies) and communicable diseases. Occasional exposure to mechanical hazards and physical danger/abuse.
Physical Demands: Constantly requires hearing, vision, talking, and walking. Frequently requires reaching, twisting, bending, and standing. Occasionally requires carrying, handling, lifting, pushing/pulling, climbing, crawling, crouching/stooping, kneeling, balancing, sitting, and foot controls. Medium strength demands include exerting up to 10 pounds constantly, up to 20 pounds frequently, and 20-50 pounds occasionally.
Mental Demands: Frequently requires time pressures and working closely with others as part of a team. Occasionally requires frequent change of tasks, performing multiple tasks simultaneously, tedious or exacting work and emergency situations.
